Some common questions, and their answers:
1. Are these apartments in a building complex? -- No, the building is a stand-alone house opposite the road from Cornell University, originally built in 1890 and for its first decade was the ATO fraternity house.
2. How many apartments are there and are they generally occupied by students? -- We have six units in the building, 2 on each floor. The occupancy varies but is usually graduate MA/MSc/PhD, and professionals mostly working at Cornell.
3. What measures are taken towards personal and property security? -- We suggest that all tenants get renters insurance, that said there have been no robberies in the building and it is a very safe neighborhood in a historic district next to Cornell.
4. How is the lighting in the building; Lighted entries? Adequate external lighting? -- Yes as required by law, the street is also well-lighted.
5. Does the property have functioning smoke and CO detectors? -- Yes as required by law, and we ask tenants not to tamper with any of these, but to notify us immediately if they begin to malfunction for any reason.
6. Does the building have a Certificate of Compliance from the Ithaca City Building Department? -- Yes, it is regularly examined and re-certified, current until 2027.
7. Is there a bus nearby? -- Yes, the nearest TCAT bus stop is about half a block away, it runs every 10 min daytime during the week, also we are about 15 min walk from the old center of Cornell where the main university library is located.
8. Floor Plan of the Apartment? -- These are included with each listing on Craig's list or apartments.com, see pictures.
9. Which utilities are included in the rent? -- Heat, sewer, water, hot water and gas for cooking are included in the basic rent
10. Is there an adequate supply of hot water and how is the temperature regulated? -- These are from standard hot water tanks, almost double the size needed for demand of this degree, set on a thermostat
11. Need the apartment to be freshly painted and cleaned before handover? -- Repainting is done as needed, we ask that tenants not paint on their own without consulting us because there are particular kinds and colors of paint to be used.
12. What is the type of flooring in each room: hardwood or carpeted? -- Most rooms are hardwood, some bedrooms are carpeted.
13. Doors and windows and mailbox locks? -- Mailboxes are not locked, but they are in a limited access front hall, windows have locking mechanisms.
14. Intercom facility? -- There is no intercom installed.
15. Can you give us a complete list of furniture in each room that you will provide including electrical fixtures? -- This is as needed and varies greatly from unit to unit. We do our best to help out incoming tenants from our storage supplies to settle you in quickly.
16. List of all kitchen utilities and appliances? -- Gas stove and fridge are standard, many units also have microwaves provided and we can help you out with a variety of smaller kitchen items that you might need from our storage supplies.
17. Bathroom fittings? -- The usual sink, toilet and tub, we provide a basic shower curtain but you may prefer your own.
18. How is the apartment maintained, is there a maintenance service contract esp. for the ACs, heaters, kitchen utilities? What do you do if there is a breakdown etc? -- We have service on call for basic repairs, please let us know promptly if there is a major issue and we will have it attended to as quickly as possible.
19. Are the beds with mattresses? -- If there is a bed needed there is a mattress provided, you may of course bring your own. In this unit there is currently a queen-size bed provided.
20. Curtains and blinds? -- Some are provided, again depending on unit.
21. Number of closets and storage places? -- Again number and arrangement depend on the unit, but most have at least two closets.
22. How is the laundry / washers & dryers operated? -- They are coin-op, $3.50 for wash, $1.50 for dry.
