$800 Housemate Wanted: dog friendly, unbeatable rent, minutes from Cornell (Ithaca)

Comes with a working fireplace inside, and a fire pit outside with a backdrop of 100 ft tall pines.
It's a flat $800 each per room, per month, utilities included. Trash and internet are a little bit extra.
The house has two total units, both with private entrances and driveways; this ad is for the downstairs unit.
2.3 miles to Cornell University and 3.4 miles to The Commons (downtown Ithaca).

A bit about me & my ideal roommate: I have a very friendly, well-trained dog – he’s great with people, cats, and other dogs. I'm looking for a roommate who's considerate and keeps common areas clean – basically, someone who does their dishes and respects shared space.
I travel for work, sometimes staying overnight out of town. My current roommate has been willing to look after my doggie while I’m away, for $50/wk, which has really made his rent closer to $600/month. It isn’t a deal breaker if you can’t take care of him, but first priority goes to the dog-peeps.
Some weeks I only need him to look after my pup for half the week, so those weeks I pay $25, but I’m usually away for most of the week.
• I usually go to bed around 10–11 PM, but I'm fine if you're up later, as long as you're reasonably quiet.
• I'd enjoy, very occasionally, having friends over for dinner.
• 420 friendly, outside.
