From a non-smoking, pet-free home. Has been well maintained and tuned regularly, and holds its tune well.

This piano was just appraised by respected local Registered Piano Technician Charles Mayer. Here’s what he said:
Piano was made in 1956, and is in very good condition, especially for its age. It has had moderate use and was treated well.
Has a lovely smooth transition in sound from the base range to the tenor range – i.e. C2-C#2.
Every note plays clearly. Action is even. Regulation is good. No sluggishness in action.
It is within 1 cent of A440
Case is in very good condition. Matching original mahogany bench is in good condition - some scratches and scuffs.
Does not need any work.
Good melody-carrying carrying capacity in octaves 5, 6, and 7, which is where you want it.
Base bridge looks good.
Bridle tapes are all intact.
No strings have been replaced or repaired: all are original.
Has decades of life left in it.
Glue joint between bridge to apron and apron to soundboard look good.
Back beams look fine/solid. The small visible cracks on the back are not a concern; nothing has moved.
Pedals work properly.
There are two small chips on natural keys, but no sharp edges.
There is some discoloration on the hammers and on the hammer rest rail, which is purely cosmetic. It’s not on the part of the hammer which makes contact with the strings. If it bothers you, a piano technician could remove it by filing the hammers for about $150
Suitable for beginning and intermediate players with no repairs. (Mr. Mayer said that an advanced/professional player should really have a grand piano. I get that, but this instrument was played by some rather accomplished pianists, none of whom complained! We never had room for a grand piano.)
I took a video of the piano technician playing a musical selection on this instrument, which demonstrates its fine consistent tone throughout its range. Happy to share the video.
